We've all gone through it when we bought our first home and panicked about how we would pay for it. We worked harder, cut back on spending, but we did it. These people never stood a chance. They were led to a financial slaughter as the local tax collectors gleefully extracted their hard earned money based on OVER INFLATED home prices. My taxes here in NJ went up 27% in 5 years. Their mortgages were probably only going to reset up 3-5%. Once again, taxes do the damage.

As we can now see, the risk assigned was bogus, but that didn't stop the idiots at the insurance commission from approving their rate hikes. I believe even Charlie Crist complained about the risk program. The insurance companies played coy by blaming the company which owned the proprietary risk program.
btw- you need to shop for another insurance company if you are using Citizens, check with an independent agent who represents multiple companies. What do you think of the legislature's new property tax scheme? I've had my house for a while, so I'm sticking to the "old" way, but I really feel for people who bought a home in this crazy market we've had. My neighbor pays almost 4 times the property taxes I do....for approximately the same house. It's insane. And the county government is whining that there are budget shortfalls....like little piggies to the trough, they spent every extra dollar that came in during the market upswings of 35 - 45% a year. D'oh.

December 19, 2007 - 21:26 ET by dscottPersonally, I think the super exemption plan stinks as it doesn't solve the real problem, that being a needed cap on the county budget by limiting it to say the CPI or some percentage like 2 or 3%. The entire purpose of the exemption is to protect seniors or long term home owners against property value/tax appreciation. What the exemption perversely does is to hike the taxes on everyone else from new comers to businesses, both groups being vital to the economy and housing sales.
Hillsborough county did the same thing, the greedy little oinkers engorged their budgets and hired people, sorry, but that is irresponsible governance. No one here bought the crocodile tears of the Mayor and County leaders over the budget cuts and layoffs of temp workers. Just because you have the ability to collect taxes and force property owners to pay it doesn't mean you should. These jerks thought they could without consequence. Now we have to pay the price. What needs to happen at this point is to reset all the property taxes for each house, of course those who pay too little must be brought up over a period of time say 10 years as those who pay too much should have theirs reduced over the same period to prevent chaos.

Now, from my point of view, housing permits down to 1993 levels, and home building down to 1991 levels is a good thing. The market is correcting the surplus housing inventory by not building as many houses. Wasn't it also the fault of builders who chose to hire illegals to cut corners to build as many houses as possible for speculation? The house flippers, snapped them up driving up the prices. The municipalities were more than happy to see property values rise and thus were complicite in giving out building permits which allowed overbuilding. Then we come to mortgage defaults, the reason why we are seeing higher than normal (previous years) defaults is because these people in addition to the house flippers can't sell the property to avoid the default because of excess housing inventory. Had it not been for the overbuilding resulting in an excess housing inventory, people wouldn't have had to default, they simply would have sold the house and rented or bought a smaller house. Now with people defaulting and no one to buy up those homes held by the banks, the housing inventory at best can not drop, thus keeping the situation bad.
In other words, there was a lot of stupidity driven by greed by everyone involved: the builders, the house flippers (speculators), the municipalities and then finally the renters who should not have been home owners. And this was all enabled by those who set the lax lending standards IMO, FreddyMac and FannieMae, to encourage home ownership under the mistaken idea of false equality that everyone should be a homeowner. Not everyone is cut out to be a homeowner, walk your neighborhood and pick out the ususal few houses that aren't maintained. I had one neighbor who actually said they should be entitled to have cars set on blocks in their front yard if they want to without hassle from the County! Darn right I called code enforcement! No more cars, no more broken down fence... that's my rant for today.

I am seeing projections
December 19, 2007 - 13:22 ET by Right2thePointI am seeing projections that a lot of the excess inventory will be adsorbed by the coming retirements of baby boomers when they sell their homes in high tax high cost areas even at reduced retail prices from the peak still gaining massive appreciation from their original purchase price many years ago.
The projections show that they will likely be moving to the areas where the highest surplus housing exists and could easily put the ratios back in balance.
A typical example is a Long Island 450k house originally bought for 45k many years ago and moving to Florida and buying a much better house for 200k and investing the balance.

The message is being hammered by them over and over and it is consistent.
Their game plan:
Put forward legislation they know will fail
Falsely blame "obstrutionist" Republicans
Falsely blame "veto happy" President
The end game is to cry to their base they need to have veto proof majorities in both houses plus the White House to pass the legislation the most wacky of the base wish to see.
Mark my words that even if the achieve those numbers, they will abandon the wacky legislation once they have their power consolidated and go back to normal legislative stuff instead of the over the top pandering. They will have to do that to maintain their position because far out efforts will ruin their blue dog reelection chances in states where they had to run moderate to slightly conservative. That is simply recognizing reality.
To make their plan work, they are showing a pure lack of respect for their base of voters treating them like dummies and sheep that they can lead around. Heck of a way to run a government or a party.

December 19, 2007 - 19:12 ET by JerBT...I had originally hoped that a centrist Democrat such as Bob Kerrey or Evan Bayh would make a run, and barring some major surprise, I would have very likely voted for either.
I don't think there is any possibility of my voting for Hillary if she is the nominee, and frankly I'm underwhelmed with the rest of the Dem field.
So, yes, I would strongly consider Thompson--a fellow Tennessean [my basketball coach was from his home town]--and even though he is certainly more conservative than me, I believe he is a well-grounded, solid individual who could make a fine President if he is truly wants the job. For a while, I wasn't sure that was the case. But, as I said earlier, I liked what I saw on H&C.

I don't know if you were here when I have posted about Evan Bayh being the one I was the most fearful of long ago now...he is a good politician that is for sure, you rarely hear from him on the Senate floor, but I thought for sure he was going to run this time.
Wouldn't be surprised if he doesn't next though....or possible be named for VP later by one of the dem's.

Surprised anyone? Two states that are just about purple now... you can bet we are going to get the threats from the dems and their trial lawyers already in line for the usual we will contest and file a law-suit if the dem loses...
If the repub's do not be prepared and fight back on this I am going to be furious...they didn't in Montana or Virginia when I myself think they should of at least had the recount...but they bent to the will of the leadership big-wigs in the republican party.
